What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement service, an appraiser measures your home with a measuring tool — either a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total area of the home and the overall layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Disputing property taxes

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more square footage than you own! Unless an appraiser has executed a recent appraisal or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before contesting your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Marketing a home or property

A measuring service can secure a fair price for your home. Living space is one of the most important elements potential buyers look for when purchasing a house — but since these values are frequently approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a previous appraisal or measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

Material for agents

To make sure that your client's home closes at a price that appropriately reflects market value, we recommend seeking a home measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool for getting potential buyers interested since they can see the layout and details of the property before and after a showing.
